What "Delhi NCR" actually covers
The National Capital Region isn't a single city or state — it's a planning region centered on Delhi that extends into neighboring Haryana (Gurgaon/Gurugram, Faridabad) and Uttar Pradesh (Noida, Greater Noida, Ghaziabad). Each satellite city has a genuinely distinct economic character, regulatory framework (different states mean different RERA authorities and stamp duty rules), and price band — there's no single "NCR market."
How the major NCR cities compare
- Gurgaon (Haryana): Corporate and finance-sector hub, premium high-rise pricing, anchored by Cyber City. See our Gurgaon guide.
- Noida (Uttar Pradesh): Planned IT/BPO corridor, more accessible pricing than Gurgaon, with the upcoming Jewar Airport as a major growth catalyst. See our Noida guide.
- Delhi proper: The highest-cost, most land-constrained market in the region — generally outside the value-oriented positioning most of our clients are looking for, though we can advise on request.
- Faridabad & Ghaziabad: Additional NCR satellite cities we don't yet have dedicated guides for — ask our consultancy team if you're considering either.
Why we cover Gurgaon and Noida specifically
Of the full NCR, Gurgaon and Noida are where we see the most consistent client interest and where we've built the deepest current expertise — one representing the premium corporate end of the market, the other the more accessible, infrastructure-driven growth story. We're expanding our NCR coverage over time; if you're looking at Faridabad, Ghaziabad, or central Delhi, reach out directly and we'll do our best to help.
NCR vs. the Tricity: a quick gut check
If you're comparing NCR options against our Punjab/Chandigarh/Haryana Tricity coverage: NCR generally commands a higher entry price and denser, higher-rise living, in exchange for direct access to Delhi's job market and infrastructure scale. The Tricity offers a lower cost of entry with strong regional growth (especially Mohali) but a smaller overall market. Neither is universally "better" — it depends on your employment ties, budget, and lifestyle priorities.
Frequently Asked Questions
Not yet fully — our deepest NCR expertise is currently in Gurgaon and Noida. We're expanding coverage over time and can still advise on Faridabad, Ghaziabad or Delhi proper on request.
No — Gurgaon falls under Haryana RERA, Noida under UP RERA, and Delhi under its own framework. Stamp duty, registry and approval processes all differ by state, which matters for your transaction.
It depends on your goals — NCR offers scale and Delhi-market access at a higher entry cost; the Tricity offers more accessible pricing and strong regional growth, especially in Mohali. Talk to our consultancy team about your specific priorities.
